The education continues (2009-10-19)
What can I say but this book gives you an education that you can use to get started. The first one I have read that is more applicable today than the day it was written. Would love to meet the author as he is obviously a very gifted yet common thinker who could easily be your next door neighbor.....if it werent for the road he has traveled.
How to Make a Fortune in Real Estate! (2009-10-01)
The book this week was The ABC's of Real Estate Investing by Ken McElroy. I was introduced to this book by a friend of mine. He has become quite the adviser on the subject of Real Estate Investing, starting his own Investment Group LLC at the early age of 22.
McElroy's book is slow starting, (which is expected with any book that has "The ABC's" in the title) but it really picks up after a few chapters. I know that after reading this book I could make six figures in the business of real estate investing in 5 years or less.
And now that you have your goal, it is time to hit the ground running. You will need to find a team because great things are seldom done alone. You will want a lawyer, accountant, engineer, etc. People that you can turn to and ask questions when they arise during your research. Another great thing about having a team to help you with your real estate dreams is you have people to keep you accountable. If you have ever worked out.. weight-lifting, running, or biking. You know it is so much easier to succeed when you have a partner to help you through.
You will then have to go out and find your ideal real estate. McElroy line-items just about everything you will need to look for when you are researching. This can be a fun time. Once you find the right property for you, this book will tell you how to find the "right" asking price. In the book there are detailed guides to writing your letter of intent to your buyer and how to go through the final process of acquiring your property.
After you have your property you will need to decide if you are going to be a the property manager- the person that handles the landlord duties- or are you going to outsource that job to property management company. I recommend outsourcing for any property over 8 units. Let someone else handle the rent checks, leaks, broken appliances, flooding, evictions, background checks, criminal checks and the list goes on. Outsourcing this job will allow you to work on researching other properties or continuing career goals. Property management companies will charge between 8% and 14% depending on the number of units and the company. However, remember that like all things, you get what you pay for.
As you venture into this new world of Real Estate Investing you may start small with a duplex or a small apartment complex. If you follow the guidelines laid out in this book you will have a steady cash flow to reinvest in new larger properties. The goal that I previously outlined in this review is not far-fetched. If you are motivated, put the excuses aside, believe in yourself, and really go for it you can reach this goal. In the current economy you have a goldmine of opportunity. Go do some research and put yourself out there. Interest rates are low and everybody is selling. Its a buyer's market, so take advantage!
I think this book is good for anyone that has ever thought about investing in property to supplement their income, but never really knew what steps to take. If you have any questions on the book don't hesitate to ask me a question. I would be more than happy to help anyone that needs it.

Great book if you are already rich or can raise a lot of capital. (2009-09-22)
This is a great book. It tells you all the ends and outs of investing in and generating cash flow from real estate, especially apartments. The author walks you through all the pitfalls, and emphasizes the importance of not overpaying for the property, and having good property management. He also walks you through the best methods for buying a property or selling it to maximize your gains.
My only problem with this book(the reason I gave it "4" stars instead of five), is because the book DOES NOT tell you how to finance the investment. At the beginning of the book, the author says that even though he put down $20,000 on his first deal, he later purchased a $9 million property with $2 million down and didn't use his own money, using a group of investors instead. I read the entire book hoping that he would get to the point where he explained how he raised capital for the investment. He never did. The flaw in this book is that the author does not explain "how" he secured $2 million from a group of investors, and, if you are starting out, it ain't exactly easy to convince someone to give you $2 million, even a bank, let alone a group of investors.
In my opinion, at the bare minimum, an entire chapter should have been dedicated to raising capital and putting the down payment on the property. I have no idea where to find investors who are willing to put down $80,000 on a property, let alone $2 million on an apartment complex, and this author doesn't explain this or how to convince them to do so. If you are already rich, and have the capital or can raise it from a bank, then this book is perfect for you. If you have little or no money, while this book will teach you how to invest, it won't teach you how to raise the capital to do it. This is its greatest flaw.
Great book on real estate investing! (2009-08-21)
Very practical information about real estate investment. It teaches you how to buy assets, not liabilities and as Robert Kiyosaki always says, "don't work for money, let money work for you". This book may not cover all the aspects in detail, but a very helpful guide for the beginners in this business.

Kevin Behan has a gift... (2009-11-02)
...However, this book must be carefully read and pondered in order to 'get' his pearls of wisdom. My copy is full of underlined and highlighted passages which I have read over and over. I believe K. B. is a true advocate for dogs and has a great deal to offer all of us who have dogs in our lives. Even though there is no perfect dog trainer/behaviorist, and one would do well to study others' philosophies and techniques, he is at the top of his profession and in a class by himself. That said, I have to wonder where his editor was before this book got to print. It really is irritating to sift through so many misspelled words, poor punctuation, run-on sentences, and the like. Also, I wonder if Mr. Behan could have benefited from someone's help in the task of getting his wonderful ideas translated into printed words with a more concise organization to them. I have wished that the book included an index and/or boxes in the page margins with key points outlined. I hope I haven't put off anyone from getting this book because the information in it is just exceptional.
Returned the book for a refund (2009-09-27)
I received this book two days ago and am returning it for a refund today. This is the first time I've ever returned anything to Amazon. The author's prose is almost unreadable. The book is full of typos and non sequiturs. There wasn't what I expected... a detailed step by step program for training your dog. Instead there were ramblings about dogs' wolf ancestry, it's prey instincts/behaviors and other filler verbiage to compose a book that could be in my opinion much briefer. And at a price of almost $25 this added insult to injury.
Look elsewhere (2009-04-10)
This book is very poorly written and relies heavily on the use of choke chains and pinch collars (& the author clearly tacitly supports shock collars). While the author may not use them for punishment, the bottom line is that he uses them - and all the fallout that is associated with their use may well come along for the ride.
The idea itself has much to offer. It dismisses dominance/alpha theory (and well it should; those ideas are outdated and misguided) and offers an alternative to food training that focuses more on redirecting a dog's ENERGY (versus just behavior) and bonding through PLAY (rather than food). It is great for my high-drive Border Collie mix, and my brain-in-her-nose Beagle mix is also responding. It is also easy to incorporate into positive reinforcment methods for a blended, whole-dog approach.
But the book itself is a disaster. More enlightened, humane, and - frankly - readable proponents of this theory/method are Neil Sattin and Lee Charles Kelley. Find their web sites instead.
Mind Blowing Perspective (2009-02-21)
This book has change the way I look at and understand my dogs. This isn't the kind of book you can read in one weekend - I find that I need time for the ideas and theories to soak in fully, then I will re-read again. Even if you don't intend to train your dog using Behan's methods, the dog training community should be giving credence to his understanding of dogs and how they feel. This book and Suzanne Clothiers "Bones Would Rain From the Sky" should be the most read books on dog training - or more importantly understanding dog's feelings and how to use that understanding to build a better relationship with your pets.
Will transform how you see and train your dog (2008-12-20)
I read this book and the whole time felt like Behan was really onto something but just didn't know how to communicate it. Thankfully, others have figured out how to say it and it is well worth the time it takes to understand it. Read this book and then spend a lot of time on Lee Charles Kelley's blogsite ([...]) and on Neil Sattin's website ([...]). Four stars instead of five because his writing style is so opaque.

Good book, but advanced (2009-04-12)
A very good book, but advanced for the new grad (at least it was for me). It does contain wonderful information and utilizes NDT. It certainly is easier to understand after an intro NDT course teaches the basics. I dig this book out from time to time to freshen up my skills with CVA patients.
Great Book (2008-10-15)
Great book with many guidelines for physios and homecarer's. Comprehensive how to's with many pictures. It's really a steps to follow manual.
A must for any therapist working with adult CVA! (1998-08-21)
Patricia Davies Gives very descriptive, practical approaches that work. Even if you have not had specific NDT training, you can, as a therapist, learn from, and follow her approach. There are plenty of pictures to help guide. If you are a physical or occupational therapist even attempting to work with adults who have had neuro. dysfunction, you owe it to them to read this book!

Decent book; geared toward big-money candidates with pre-existing connections (2007-05-21)
When I ran for office in 2004, I purchased four or five how-to-run-a-campaign books, and while they all included some unique insights (this one included), RUNNING FOR OFFICE was easily the least helpful of the bunch. The worst aspect of this book is that it presupposes that you're going to be running a big-money campaign as a Democrat or Republican, and that you have wealthy friends and/or political connections. If that is the case, then do you really need this - or any - book? I would not discourage a potential candidate from purchasing and reading this book, but it should not be your first or only choice. There are much better how-to-run-for-office books out there. Check my other reviews.
Excellent Resource For The Modern Campaign!!! (2006-02-12)
Ron Faucheux does an excellent job of laying out what you need to know when you are running for office. You can be assured that every word in this book comes from working on over 100 campaigns.
This is a resource for the candidate, campaign manager, and staffer alike. All can use this book to help in the modern campaign.
Topics include: a checklist for before you announce, strategy, message, fundraising, voter contact, using consultants, debating, and more!
I think that every candidate and potential candidate should read this book early on. It gives valuable advice that helps in every step along the campaign trail.
Along with RUNNING FOR OFFICE, I suggest buying WINNING ELECTIONS also by Faucheux. These two books complement each other and will guide you through election season.

I'm curious about this book, but I'm wondering why three of the four reviews were posted from San Diego, why two of those three were by the same person, and why two of those three (not by the same person) were posted on the same day.
To post this review I have to give it some rating, so I'm giving it three stars which is the middle of the range, though I haven't read the book. I would just like to hear from more people who I can be confident HAVE actually read the book.

Great resource for new candidates (2003-05-25)
Faucheux's book is a great resource for new candidates. I gave two copies to friends who are running for local offices and they loved it. It covers all the essentials of running for public office and is a bargain at this price.

great for new pediatric PT (2002-02-12)
As a physical therapist new to pediatrics and early intervention, I found this book extremely helpful. I thought it was brief and included all the pertinent information. The illustrations and explanations are very helpful when learning handling/facilitation techniques with infants, and the rationale sections of the text are helpful for writing goals.

A unique introduction to data fusion technology (2000-06-29)
This book is the first (and so far only book) devoted to the concept of data fusion applied to the field of Non-Destructive Testing (NDT). I found it relatively complete with chapters providing clear and concise information on the topic. It starts by addressing the concept of data fusion, then presents most NDT techniques that one may expect to encounter before discussing and clearly presenting case studies. Engineers involved either in data fusion, NDT (NDE, NDI), or simply wishing to apply data fusion procedures to their discipline should definitively read this book to gain insight into the subject and acquire the basis necessary to carry out further data fusion work. I would not hesitate to recommend it to engineers, scientists and students.

This book is well written with many treatment ideas. It covers an abundant amount of activities/treatment techniques that could be used with any patient with neurological impairments. The pictures that supplement the ideas are very helpful. This book would benefit anyone who works with children or adults in any setting in the medical field. Not for practising managers (2009-01-22)
In their introduction, authors Hunsaker and Alessandra, set out to help readers (managers) "build the trust bond". That resonates with me. Unfortunately, I doubt that the book will achieve its purpose.
The opening paragraph should have given me the clue when it asked "Have you ever wished that you could magically know what other people are really thinking about you when you are interacting with them?" and then went on to suggest eight possible things, all of which were negative. And that set the tone for the book.
Most topics such as transactional analysis and decision making are covered adequately. However, there are some that are out of touch with modern management principles such as the dichotomy - technical vs interactive management.
I struggled with this book. In fact it has sat around for some months as I keep coming back to try and complete my reading. Admittedly, it was first published in 1986 and so, I might be a bit harsh with my criticism. However, it is still regularly listed as a "resource for new managers" and as such deserves a critique.
If you are a student looking for some background reading on management, then perhaps this book may have some use. If you are a manager looking for "how to" manage, then there are much better books that will serve your purpose.

Too much like a pre-education college class (2007-06-11)
This book talks about interpersonal skills and personality styles in a textbook-like format. The content is the same as pre-education college classes. The book goes on and on about learning styles. The information is valuable if you are a complete donkey of a person (which some managers really are) and don't have a clue about how to relate to people. Yes, this book will be valuable to those who REALLY need it, but I say that if you are of average or above-average intelligence, have taken college psychology or pre-education/early childhood classes, and/or have had sales experience in your career, this book will be a big waste of time for you because you've already learned how to handle people.
Easy To Follow Concepts (2007-06-10)
The book features a few easy to follow classifications and concepts, and I especially like the positive messages for management. It is a quick read, perhaps sometimes a bit simplistic, but several valuable messages. For a little more in-depth approach tempered with some tougher management approaches, I would follow this up with Warriors, Workers, Whiners, & Weasels: Understanding and Using The Four Personality Types To Your Advantage
How to Be a More Effective Person and to Live a Better Life (2006-05-22)
For years I used to treat people in more or less a consistent way in my interpersonal interactions or in managing projects. After first reading this book about four years ago, this approach changed and I have now a much greater awareness of different personalities and how people are most comfortable. As a result I know I have become a better and more effective person in the work environment and also with with my family.
What is fairly unique about this book and what I like most is that it is simple, yet powerful. For example, just by looking at two measures, responsiveness (in the emotional sense) and assertiveness, one can figure out a lot about how to deal with and get the most out of people. Other interesting areas cover how different people learn and make decisions and how diverse personality types can work together to solve problems. Overall, there is a lot of very useful and effective advice in here.
To the authors - thank you for your great work! This has definitely made a very positive difference in my life.
a juvenile piece of tripe (2003-10-15)
This book is appropriate for grade-schoolers learning to work in groups/teams. The text offers little in terms of strategies, methods or techniques for managing people and instead focuses on identifying personality traits and working with personal space. A disappointment in all regards (It's also a very boring read).
